Attorney Cholak offers a competitive flat fee representation plan that includes all aspects of your FSBO transaction from a free initial consultation to attendance at the closing. He is available throughout the process to "troubleshoot" should any problems or issues arise. For a flat fee of $695, Attorney Cholak offers the following services to those Buyers or Sellers who hire him as their attorney in a typical residential real estate sale:
- FREE INITIAL CONSULTATION - NO FEES UNTIL CLOSING
- Drafting and reviewing the offer to purchase and any counter-offers, amendments, and notices;
- Drafting and reviewing the real estate condition report;
- Assistance with inspections, including drafting any necessary notices, objections, or amendments;
- Assistance with any issues that arise through the financing and home sale contingencies;
- Assistance with ordering title;
- Reviewing the title insurance commitment and any documents affecting title;
- Reviewing the Settlement Statement;
- Advising on how to take legal title to the property;
- Drafting the deed and real estate transfer return; and
- Attending and advising at closing
